1. Don’t forget to subtract sale costs!

  • The amount of money your home sells for won’t be what you walk away with when all is said and done. Subtract fees, taxes, your remaining homeloan, and agent commissions from the estimated sale price to understand your net proceeds.

  • Here’s how to run some quick numbers:

    • Start with the estimated sale price of your home.

    • Subtract approximately 2% for the real estate agent commission. This percentage may vary depending on where you live and which agent you work with.

    • Subtract the remaining home loan that you owe on the property.

    • Subtract any other fees that you owe such as taxes, maintenance, transfer charges etc

    • The amount left over is an approximation of how much you could walk away with once you sell your house.

2. Use data to find the availability in your area

  • It’s not only you who is selling, you are competing with other sellers in same area and developers who are building new homes in your area.
  • Larger the availability in your area means more choice to the buyer and the time required for selling will be longer.
  • You will have to understand the real differentiators your home has to offer and focus on those aspects when you list your home on property portals.

3. Use Real Estate Agent

  • Choosing a right real estate agent is another challenge you have to go through.
  • Go for a experienced real estate agent and who has professional approach to the overall process.
  • You should engage with an agent who knows the market well enough, has a good track record.
  • Remember an agent who offers you higher prices than the ongoing market trends is a RED FLAG. It might be just a trick to lure you and you may end up loosing valuable time and money by using such agents.
